What's involved in a Shellharbour roof restoration
A full restoration is more than a clean and a coat of paint. We work through five stages. First, a high-pressure clean to strip moss, lichen and salt residue from every tile. Second, replacing any cracked or slipped tiles. Third, rebedding and repointing the ridge caps with flexible pointing — never rigid mortar, which cracks within a few years on coastal roofs. Fourth, a primer coat to seal the surface. Fifth, two coats of a heat-reflective membrane.
The prep work is what makes a restoration last. If the surface isn't properly cleaned and the bedding isn't sound, the coating won't bond and it'll start lifting within 12 to 24 months. That's the most common reason cheap restorations fail. We don't cut corners on the prep, even when no-one will see it from the ground.
If you're not sure whether you need a restoration or just some roof repairs in Shellharbour, we'll inspect and tell you straight. Sometimes targeted repairs are the smart move. Sometimes a restoration is cheaper long-term. We don't push.
Why Shellharbour roofs need restoration sooner
Shellharbour is on the open coast. Salt blows in off the ocean and settles on every horizontal surface, breaking down sealants and feeding moss. UV is strong year-round, and unprotected concrete or terracotta tiles lose their colour and start absorbing water instead of shedding it. Once water gets through, it tracks under the tiles and onto the battens. That's when the slow ceiling stains start.
Newer estates in Shell Cove and Flinders are now hitting the age where the original ridge pointing is breaking down. Even a roof that looks fine from the ground often has cracked bedding that's been quietly letting water through for years. A restoration catches it before the structure is affected.
Older homes around Warilla and Barrack Heights often need more careful work — heritage tiles, original profiles, sometimes lead flashings. We've worked on enough of them to know what to look for and how to source matching materials.
