But sometimes an honest look at the roof — rust holes the size of a fist, sagging battens, cracked tiles across half the roofline, or old asbestos still in place — makes replacement the only sensible answer. Here's how we approach it.

When roof replacement makes sense

A few signs consistently point to replacement rather than restoration:

  • Rust holes through Colorbond or older galvanised steel sheets.
  • More than 25–30% of tiles cracked or slipped across the roof.
  • Sagging or bowing along the ridge line — a structural warning.
  • Multiple recurring leaks across separate roof areas.
  • Old cement-fibre (asbestos) sheeting that legally can't be restored.
  • Insulation and sarking below the roof completely saturated or destroyed.
  • Repeated storm damage — each event pushing the roof further past its economic life.

As a rule of thumb: if the cost of the third repair in two years plus the next likely restoration crosses about 60% of the cost of a full replacement, replacement wins on a 10-year view.

Colorbond vs tile re-roofing

Most Illawarra re-roofing calls end up as one of two options: tile-for-tile like-for-like replacement, or a switch from tile to Colorbond. Both work well when done properly.

Colorbond re-roof — the modern choice. Lightweight (about one-fifth of the dead load of tile), so the existing frame usually handles the new roof without upgrading. Excellent salt-air resistance when Ultra grade is specified. Sheet-fixing details keep water out reliably. Long manufacturer warranty. Wide colour range.

Tile re-roof — traditional choice, suits federation and heritage streets where character matters. Terracotta or concrete tiles, plus new sarking, new battens, new pointing and flashings throughout. Heavier structure, longer install, but the finished look on the right home is unbeatable.

What a complete re-roof includes

A proper Illawarra roof replacement is a serious project. Here's what's in a Willows Roofing fixed quote:
