The Illawarra sees more roof leak calls per capita than most regions in NSW, and it's not an accident. Coastal salt spray from Wollongong down to Berry, escarpment-driven storm cells, decades-old tile roofs on originally cheap post-war housing stock, and a heavy autumn leaf load all combine to open leak points that inland homes simply don't deal with.
Willows Roofing repairs leaks across every suburb in the Illawarra — from Corrimal and North Wollongong to Warrawong, Shellharbour, Kiama, Gerringong and down through the Shoalhaven. Here's what we see, how we diagnose it, and how we make sure it doesn't come back.
Common Illawarra roof-leak causes
Different sub-regions of the Illawarra fail in slightly different ways. Wollongong sees more storm-lift damage and hail impact. Kiama and Shellharbour see more salt-driven corrosion. Shoalhaven homes deal with tree strikes and old fibro sheeting. The mechanics, though, come down to the same five categories.
- Cracked tiles — hairline cracks from foot traffic or thermal shock let in surprising amounts of water. Very common on 70s and 80s-era Wollongong housing.
- Failed pointing — traditional cement mortar cracks and lets rain past the ridge caps. Most Illawarra tile roofs need repointing every 20–30 years.
- Perished flashings — sealants around chimneys, skylights and wall-roof junctions dry out and crack after 10–15 years of coastal UV.
- Rust on metal sheeting — salt spray attacks screws, overlaps and edges. Once a sheet perforates, the leak travels along the batten.
- Blocked gutters and undersized downpipes — the classic autumn cause. Water backs up, overflows behind the fascia and drips into the ceiling.
The diagnostic process — why it matters
The single biggest reason a leak reappears after a "fix" is that the wrong point was sealed. Water can travel two, three, sometimes five metres from where it entered the roof before it drips through a ceiling. Anyone selling you a leak repair without walking the whole roof is guessing.
Our diagnostic process across the Illawarra covers three passes: interior inspection of the roof cavity, exterior walk of the entire roofline, and a targeted pressure test with water if the leak is intermittent or stubborn. Every step is documented with photos so you can see exactly what we found.
Permanent repair standards
Sealant is a last resort, not a first solution. Whenever a component has failed — cracked, perished, corroded, or displaced — we replace it. That means:
- Cracked tiles swapped out, matched to the existing roof where possible.
- Failed pointing stripped and redone with flexible pointing compound.
- Perished flashings replaced in new metal at the correct dimensions.
- Corroded fixings removed and re-fastened with sealed neoprene washers.
- Damaged sarking (roof underlay) patched or replaced where accessible.
- Drainage failures corrected (gutter clean, fall re-set, downpipe upsize).
When it's more than one leak — the maintenance conversation
If we open up an Illawarra roof and find multiple failure points — say, three cracked tiles, general failed pointing, plus a lifted flashing — a single-point repair won't stop the next leak. At that stage we'll show you the numbers on a planned coastal maintenance approach, a full roof restoration, or (if the roof is genuinely past it) a full roof replacement. You choose.
